Table Space has expanded its Hyderabad portfolio by nearly 500,000 square feet as demand from global capability centres (GCCs) and enterprises continues to grow across the city.
The expansion includes a major transaction of around 400,000 square feet at Grava Business Park in Kokapet, marking one of the company’s largest managed workspace deals in Hyderabad.
Major Expansion at Grava Business Park
The largest transaction is spread across Towers 10 and 20 at Grava Business Park in Neopolis, Kokapet, an emerging commercial district witnessing rapid development activity.
According to Harini Adidam, Associate Executive Director Sales – Hyderabad at Table Space, key micro-markets such as HITEC City and the Neopolis corridor are witnessing strong enterprise demand.
She stated that the company’s continued expansion in the region strengthens its ability to support enterprises looking to strategically scale operations in Hyderabad’s emerging business districts.
Expansion Across Key Hyderabad Micro-Markets
In addition to the Kokapet transaction, Table Space has expanded its presence in established commercial locations across Hyderabad.
The company added:
- Around 50,000 sq ft at K Raheja Mindspace IT Park near Raidurg Metro Station
- Nearly 48,000 sq ft at Aparna Technopolis near HITEC City Metro Station
These additions further strengthen the company’s managed workspace network in the city.
Hyderabad Emerging as a GCC Hub
According to Nitish Bhasin, Chief Sales Officer at Table Space, Hyderabad continues to attract occupiers because of its scalability, cost competitiveness, skilled talent pool, and business-friendly ecosystem.
Industry executives note that Hyderabad has emerged as a preferred destination for GCC expansion due to:
- Lower occupancy costs compared to Bengaluru and Mumbai
- Availability of Grade A office space
- Improving infrastructure connectivity
- Access to technology and analytics talent
A recent industry study cited in the report indicates that Hyderabad accounts for approximately 20–23% of India’s BFSI and analytics GCC market share.
Growing Demand from GCCs and Enterprises
The expansion comes amid increasing occupier demand from sectors including:
- BFSI
- Technology
- Life sciences
- AI-led businesses
Industry observers believe the growth reflects Hyderabad’s rising importance as one of India’s fastest-growing office and GCC markets.
