The Executive Centre has announced the leasing of 465,000 sq. ft. of premium flexible workspace across Bengaluru, Hyderabad, and Chennai.
The expansion is driven by demand from Global Capability Centers (GCCs), multinational corporations, and leading domestic enterprises.
Over 6,000 New Workstations to Be Added
As part of the expansion, TEC will add more than 6,000 workstations across its new centres in South India.
The company stated that this move reflects the growing demand for flexible, premium, and performance-driven workplace solutions.
New Centres in Bengaluru
In Bengaluru, TEC will launch three new centres:
- The Earth Centre: ~91,000 sq. ft. with over 1,100 workstations
- UB City: ~9,600 sq. ft. with over 100 workstations
- Brickell Tower: ~80,200 sq. ft. with nearly 1,000 workstations
Large-Format Expansion in Hyderabad
In Hyderabad, TEC will open a major managed office at Avance Business Hub.
The centre will span approximately 2,04,000 sq. ft. and include around 2,820 workstations, making it one of the company’s largest facilities in the region.
Chennai Entry at DLF Downtown 2
In Chennai, TEC will launch operations at DLF Downtown 2 (Level 15).
The facility will cover approximately 80,450 sq. ft. and offer over 1,000 workstations to serve growing global and domestic occupier demand.
Shift Toward Flexible Workspaces
The expansion comes amid a broader shift in workplace strategy, with companies moving beyond traditional office models toward flexible, managed, and premium workspace solutions.
South India as a Key Growth Market
According to a report by Cushman & Wakefield, South India remains a major driver of India’s office market growth.
Key highlights include:
- Bengaluru contributing 31% of quarterly gross leasing volumes
- Hyderabad accounting for 22%
- Chennai showing steady growth in supply and leasing activity
The report also noted that flexible workspace operators contributed 22% of leasing activity, reflecting rising adoption of managed office solutions.

He highlighted that GCC expansion, multinational demand, and flexible workspace adoption are key drivers strengthening long-term confidence in the region.
