WeWork India has signed a managed office agreement with TMUS India Private Limited for over 2.5 lakh sq ft of workspace in Hyderabad, as per a regulatory filing.
Deal Details
The agreement spans five floors at Phoenix H10 and will accommodate approximately 1,507 workstations.
- Total contract value: ₹475.49 crore (excluding taxes)
- Tenure: 60 months (5 years)
- Lock-in period: 42 months
The workspace will be designed, developed, and managed by WeWork India on behalf of TMUS India.
Location and Infrastructure
The office is located at Phoenix H10 – Tower 1, a Grade A IT/ITeS SEZ building developed by the Phoenix Group in HITEC City.
The building hosts several major enterprises, including Dell, HSBC, and Tech Mahindra.
Project Timeline
The development of the workspace is expected to be completed by May 21, 2026, according to the company.
Previous Leasing Activity
In a separate transaction last year, WeWork India leased 1.75 lakh sq ft at Skyview 20 in Hyderabad on a five-year term. The space was subsequently sub-leased to JP Morgan Services India Pvt Ltd.
The sub-lease included:
- Approximately 1,501 desks
- Two floors of office space
- A starting monthly rent of ₹4.38 crore
Conclusion
This latest agreement further expands WeWork India’s managed office portfolio in Hyderabad, adding to its presence in one of India’s key commercial office markets.
