Apple India Private Limited continues to strengthen its Global Capability Center (GCC) presence in Hyderabad, leasing additional office space at WaveRock IT Park.
The latest lease covers 57,343 sq ft across five floors in Tower 2.1 (Phase II, Tower 1). The lease commenced on December 1, 2025, at a monthly rent of ₹71.67 lakh, which includes:
- Warm-shell rent: ₹74.18 per sq ft per month
- Fit-out rent: ₹50.82 per sq ft per month
The lease also includes a security deposit of ₹4.30 crore, a three-year lock-in period, and an annual escalation of 4.77%.
With this addition, Apple India’s total campus footprint at WaveRock now stands at approximately 6.34 lakh sq ft, consolidating its position as a major GCC hub in the region. The lease also provides 57 dedicated car parking spaces, with additional spaces available for ₹3,500 per month each.
Background on Apple’s Hyderabad GCC Expansion
Apple has been steadily expanding its GCC footprint at WaveRock:
- 2016: First lease of 2.32 lakh sq ft
- September 2025: Additional 64,125 sq ft leased for five years at ₹80.15 lakh per month
- December 2025: Current lease of 57,343 sq ft
These leases reflect Apple India’s strategy to scale operations, house larger teams, and support its global enterprise, engineering, and technology initiatives from Hyderabad.
