Nagarro Leases 7 Lakh Sq Ft Office Space in Gurugram for Its Global Capability Centre

German IT firm secures 12-year lease at Sector 18 to strengthen India operations

Nagarro Enterprise Services, a Germany-based IT services firm, has leased 706,000 square feet of office space in Sector 18, Gurugram. The facility will serve as the company’s Global Capability Centre (GCC), marking a major step in its expansion in India.

The office is expected to seat around 3,000 employees, offering a collaborative environment for Nagarro’s teams, especially those based in the Delhi National Capital Region (NCR).

Lease Details and Financial Terms

Nagarro will pay a monthly rent of ₹2.9 crore, with a 12% rent escalation every three years. The 12-year lease will begin on January 1, 2025, and includes a security deposit of ₹10 crore.

The office space has been leased from Chimera Developers LLP, a Delhi-based real estate firm focused on commercial leasing. Notably, Nagarro had committed to this lease back in 2018, while the building was still under construction.

Additional Infrastructure and Amenities
Apart from the expansive office space, the lease includes access to multilevel parking facilities, ensuring convenience for employees. The property is located in an area where average commercial rental rates hover around ₹63 per square foot per month, as per data from Propstack.
Part of a Larger India Strategy
Nagarro’s move aligns with its broader India growth strategy. The company currently operates 12 ‘hives’ in tier-2 Indian cities and has a global presence across 38 countries, employing around 18,000 people worldwide.
Riding the GCC Leasing Wave in India

The leasing of large office spaces by Global Capability Centres is on the rise in India. As per real estate consultancy Anarock, GCCs leased 8.35 million sq ft of office space in Q1 CY25 across India’s top seven cities. Delhi NCR alone accounted for 23% of this, witnessing 1.91 million sq ft of GCC leasing during the period.

Nagarro’s latest move further cements Delhi NCR’s emergence as a preferred hub for global technology and capability centers.
