Incuspaze Acquires VSKOUT to Build Dedicated GCC Vertical, Eyes Data-Driven Workspace Solutions 

Managed workspace provider Incuspaze has acquired B2B SaaS platform VSKOUT in a cash-and-equity swap deal, marking a strategic move to set up a dedicated Global Capability Centre (GCC) vertical. The acquisition is aimed at delivering data-powered workspace solutions to GCCs and enterprises across India.

This move comes just weeks after Incuspaze’s acquisition of Pune-based TRIOS, further consolidating its position in India’s flexible workspace and real estate analytics market.
Data-Driven Site Selection for GCCs
Founded in 2016 by Saumya Kumar and Pankaj Jain, VSKOUT is a real estate-focused SaaS platform that offers analytics and intelligence tools for India’s commercial real estate sector. Its flagship product provides in-depth insights into vacancy coverage, lease transactions, occupier data, and building stack plans—essential information for companies planning site selection or expansion.

Post-acquisition, Kumar will lead Incuspaze’s GCC vertical, overseeing strategic research and data innovation, while Jain will focus on enhancing the technology stack of the combined entity.
Growing Presence & Financial Growth
Founded in 2016, Incuspaze currently operates in 18+ cities across India with over 4 million sq ft of workspace in its portfolio. The company offers a range of flexible workspace solutions, including managed offices, coworking spaces, and traditional setups. It counts PhonePe, Flipkart, and Health Prime among its enterprise clients.

On the financial front, Incuspaze turned profitable in FY24, posting a net profit of ₹1.5 crore against a loss of ₹98 lakh in FY23. Operating revenue surged 77% YoY to ₹88.3 crore in FY24
IPO Plans and Industry Momentum
As part of its growth strategy, Incuspaze is preparing for a $25 million pre-IPO funding round, with a public listing planned for 2025. The company last raised $8 million in a round led by India Inflection Opportunity Fund.

The IPO plans come amid a surge in India’s coworking space market, projected to become a $40.47 billion industry by 2030. Peer companies like Smartworks, IndiQube, Table Space, and DevX are also lining up for IPOs, signaling strong momentum in the flexible workspace and commercial real estate sectors.
